Malaysia’s affordable housing agenda is set for a major boost in 2026 as 6,545 Rumah Mesra Rakyat (RMR) units will be constructed nationwide. The initiative is led by Syarikat Perumahan Negara Berhad, which continues to play a central role in providing quality and affordable homes for lower and middle income Malaysians.
Under Budget 2026, the government has allocated RM500 million to implement this programme across the country. The move reflects a continued commitment to improving housing accessibility and strengthening social well being.
Phased Implementation Already Underway

The total 6,545 units will be delivered in stages:
- Phase 1: 1,623 units have been implemented
- Phase 2: 2,300 units will commence next week
Rumah Mesra Rakyat (RMR): Affordable Pricing With Government Subsidy

Each Rumah Mesra Rakyat unit is priced at RM75,000, with a government subsidy of RM20,000. The remaining RM55,000 is financed through an interest free loan for up to 16 years.
Key features of the house include:
- Built up area of 69.6 square metres
- Three bedrooms
- Two bathrooms
- Designed for practical family living
Monthly repayment is set at approximately RM300 nationwide, making it one of the most affordable home ownership schemes currently available.
Eligibility Criteria
The programme is targeted at those who genuinely need housing support. Applicants must meet the following requirements:
- Malaysian citizen
- Aged 18 years and above
- Household income between RM750 and RM5,000 per month
- Do not own a house or currently live in dilapidated housing
- Proposed land must be suitable and free from encumbrances
- Minimum land size of 3,000 square feet
- Subject to financial allocation availability
The repayment tenure ranges from 16 to 25 years, subject to approval.
